According to the Real Estate Exchange, the average prices for apartments in Chisinau in the primary market remain stable relative to the end of 2018. The highest cost of housing in new buildings is in the Center: an average of 730 euros (from 550 to 1300 euros). The average cost of 1 sq.m in the Telecentre, Cecani and Buiucani was 530 euros: from 400 to 580 euro - in Telecentre, from 500 to 720 euro – in Cecani and from 450 to 900 euro in Riscan. In Botanica and Riscanovca the cost of 1 sq.m for apartments in new buildings was an average of 550 euros (from 450 to 750 euros and, accordingly, from 450 to 900 euros). In Posta Veche prices in new buildings are on average higher - 570 euros per 1 sq.m. (from 550 to 615 euros). In the suburbs of Chisinau, the average cost of housing in new buildings is much lower - from 360 to 500 euros per 1 sq.m. (average 390 euros). Lara exchange experts noted that throughout the primary housing segment in the first half of the year there was little activity, as well as a revival of interest from the business. There is an expanded offer of a finished product in this market. However, the real demand for new buildings by the population does not cover the wide supply from developers, which complicates the construction of residential complexes that are planned or under construction. Companies must compensate and / or find their own or alternative financing. Any serious delay in construction can lead to serious consequences in the market for new buildings. Experts of the exchange note that important changes in the field of mortgage lending, including the implementation of the state program “First House”, cannot fully positively reflect and stimulate the primary housing market, since the new fund does not meet the main criteria of this program. Nevertheless, these programs are a positive factor for the development of the Chisinau real estate market. According to the Lara exchange, at the end of June 2019 in Chisinau, more than 80 construction companies built 133 multi-story residential buildings: 28 in Botanica, 25 in the Center, 21 in Buiucani, 17 at Riscani and Telecentru, 10 in Ciocana, 3 in Posta Veche.
